The inSITE Process for Corporations

Since William Barr and Michael Strmac founded Universal Windows Direct in 2002, their mission has been to provide customers with the highest quality home improvement products at the best prices possible. So, it was appropriate that the innovative real estate agent they chose to help find a new, improved location for their business, turned to inSITE Advisory Group to help with the search and to secure the chosen property at the best possible price. From site selection and tax incentive negotiation to grant writing, re-zoning, permitting and pricing, inSITE has the experience and expertise to help.

inSITE began by investigating potential sites and came across a piece of public property in Bedford Heights that was not actually for sale.

Nonetheless, utilizing its knowledge of how to work with public entities, inSITE was able to negotiate a purchase price well below what the city initially had in mind.

In addition, inSITE leveraged a JobsOhio grant and money from the Cuyahoga Land Bank to be used for demolition and abatement of the building that previously occupied the property.

inSITE also worked with the Ohio Department of Transportation to create visibility of the project from the nearby highway. Ultimately, the result was a $7 million project with $3 million in cost avoidance, $1 million in grants and a substantial price discount.
